Out here in Long Beach CA a Tenant can stay 3 months without paying rent and when the Marshal comes to evict them you have to pay a Lock Smith to change the Locks.

You get to keep what ever stuff the Former Tenant leave behind and get to toss it in the Trash or give it to the Good Will.
But You cannot collect the 3 Months Back Rent unless the Former Tenant decides at sometime to Pay.
You get a Judgment on the Back Rent and get some deduction on Your Tax.

The Judgment can effect the Former Tenants Credit Score
A Former Tenant (who owed Past Rent) of My Father's came back because He was trying to get a loan to open a Car Repair Garage. My Father said to Pay Up what He owed and he would have no problem.

The Guy (for free) expected My Father release Him from His obligation so it would Fix his Credit Report.
If that Guy ever got His Auto Repair Shop going I wonder how He acted with People who did not Pay for the Work He did for them in His Shop?

Here it takes a month or so to get out a deadbeat. The evection and judgment for the back rent can be gotten fairly simply in small claims court, but collecting the judgment is problematic since if they had the money they usually would have paid the rent. The judgment does not expire though and one can get their wages garnished whenever they get a job. I could buy a nice used car with the outstanding judgments I have, fortunately not a new Mercedes though.
