Moving to Nevada
After a lifetime in No Cal (and 26 years in the same house) we are relocating to Nevada. Lower prop taxes, car reg, insurance, no smog checks, no state income tax, lower everything. Little town of Genoa with less than 1000. It's a historical town so the county will not allow it to be built up. Our lot was originally sold 20 years ago and never built on. I fell in love with it 30 years ago. 22mi to Lake Tahoe, 10 mi to Wal Mart, Costco, Home Depot, Trader Joes but away from everything. Great mountain views. Everyone I know at work is moving to Nevada when they retire. Hoping to start building later this year. I am contracting it myself if anyone want's to know how that goes.

Yea when I say Nevada everyone thinks I am moving to Reno. This place could not be more different. We are not there yet-out present house has a death grip on us. We built it thinking we would never move.
My favorite part is I am building a shop/garage separate from the main garage just for me:) |

Took a trip a few weeks ago to move my 3.5 coupe to a storage unit and stopped by the property to check a few things out. Grabbed a few pics

Got our house on the market today. An hour later our realtor called and said we had to leave ASAP someone was bringing over a buyer. I won't enjoy living like this for long. On the bright side we are moving into a rental 1/2 mi from where we are building.

A Question or two. Does the town supply water? Or do you drill. If you drill how deep do you probably go? Do you drill the well before building in that area of north America?
The occasional posters comments about California do not seem all too positive. My father spent 10 years there starting in the later 1920s. He told me he enjoyed it. I imagine the place just changed over the years since then. |
We are out of town so we are on a well in our present house. It is 135' deep and 14GPM but varies widely in the area. Our neighbor had 2 dry wells. Where we are moving in NV there is city water. Wells are very common here. Our small town has become very crowded and busy in the 27 years we have been here-time to go. Most of the buyers are coming from the Bay Area. We have a party coming to look tomorrow but they gave us much more notice.
PS typically one cannot get a building permit until one has a well or paid to connect to a municipal water system. The fees to connect to water/sewer are more than $10k but that's a lot less than a well/septic system costs. |
What are the taxes like? General idea is fine, it's not meant to be a nosy question.

How severe are the winters?

I'm guessing from the snow on the mountains (picture was from late April) and the native vegetation (conifers), it gets pretty darn cold and windy.
Of course, that is from a Tucson perspective. |
Drove many times through Northern Nevada coming back from the Bonneville Salt Flats, some of the most beautiful landscapes I've seen. Spent the night once in Genoa, beautiful town, wouldn't mind getting old there. Nasty speed traps on the route tho, for some towns it's the main source of income...

Well we are finally in escrow. I thought showing the house was a pain. After all the inspections I feel totally dejected and humiliated. This is the worst experience of my life. Please tell me there is a check at the end of the tunnel.

The move is on! Tonight is our last night in the home. We go to sign papers tomorrow. Got our NV Drivers Licenses a few weeks ago-that's 3 hrs of my life I will never get back. Getting a DL is now like getting a Passport or official document-I had to bring birth certificates, SSN cards, Marriage certificates, proof of residency etc. one cool thing-no more smog checks EVER.
Also I'm getting new vintage license plates for my coupe-they offer the 70's Blue plates. Trying to come up with a good combination. The DMV website has a search so you can check and see if it is available. |
Well been here for almost 4 mos. So far love it. Nightime temps typically 15-20 deg but warms nicely during the day. You don't want a north facing driveway as it will be frozen all winter. Our property is south facing frontage so good there. Have not started designing the new house yet-still trying to recover from getting out of our last home.
Taxes are better than ca-no state income tax. Gas is 40c less expensive. Most everyone in our neighborhood is from So Cal or the Bay Area. It's very open and uncrowded here-most people that move to Nevada are moving to Reno/Sparks. |
Our property is taxed at about 25% of what we paid for it. Since we are building our prop taxes will be lower than if we bought a house.

It varies widely depending on where you are-the topography varies a lot. It's about 4800' here. Typical winter lows in teens/20's, highs in 50's. It's been a very mild winter so far but cold. All in all nice.

Well the Nevada experience is not working out as expected-it is going to take longer and cost more to build our home due to the economic expansion in Reno/Sparks about 1hr away. The builders are going to the money building tract homes there. Our original dream was to move to the Oregon Coast town of Bandon-we are re-opening the dream. We are still pretty much packed up and living in a rental. Real Estate is tight in Bandon so we will need to wait for the right home. Just got back from a quicky trip to look at a few homes that turned out to be major fixer uppers. The town burned down in 1936 so a lot of the homes are late 30's-50's. Ocean view is 50-75% premium. It's a long way from here (9 hrs) so move will be difficult.

Bought a home in Bandon Oregon-still living in NV while we wait for former owners to move out. The move starts in a few weeks. We can finally settle down. The lot is big enough for me to build a shop-hope to get started ASAP.

Well we are still moving. Made another trip with a 26' truck and now I'm loading what I hope will be the last trip. It has to be because the new tenants move in next week. Uhaul which is usually pretty good has been jacking me around a lot. The last trip they sent me to N Reno to get the truck and my loaders were waiting. This trip I got the truck OK but the auto transport I need to take my car with me is in Reno so I have to drive the loaded Uhaul there to get the trailer then back here. while I was waiting in line someone was having a hissy fit because they messed up their reservation.

Typical U-Haul, no point in having a hissy fit, they're just all over the map with Customer service .

Well trip is over, sore back and boxes everywhere. I managed to grab a few pieces of my 5.6 engine project out of the storage unit but not enough to make any real progress-mostly the block and related. I had lost the key during packing and ended up driving to home depot to get bolt cutters and a new lock with the Uhaul truck-added a few hours to a 11 hr trip.

Mostly recovered from the move but still have a large storage unit in Nv with my coupe and other stuff. The landlord ripped us off for $500 when we vacated our rental in Nv so pretty ticked off but I have almost let it go. It's not worth going to court over. I think they take just enough so you wont fight them over it.

Yea I looked them up on the web and there are numerous complaints. having never rented I was not expecting it. I should have known when the owner of the company wrote a "friendly" email asking us where we were moving to.

So I'm gearing up for the last installment of the move to empty our storage unit before winter shuts me down-it's already freezing overnight where my unit in NV is. A friend is driving me to NV where I will rent a 25' Uhaul and auto trailer to move my coupe here. A few weeks ago I made 2 back to back trips to the storage unit.
BTW loving it here. Weather is great and people are friendly. I bought a desk off Craigslist and they gave me 6 Dungeness crabs along with it. |

Last installment of the move is over. A friend drove me to Nevada where I rented a U-haul truck and auto transport. I had one day to load the truck and get my coupe on the trailer then drive back to Oregon the next day. I had to detach the trailer so I could load the truck. The truck/trailer ended up being too long to back up to the unit so I ended up rolling the car out into the access and backing the truck to it-a real pain as it was dark, late and cold and I was tired from loading the truck all day. then winching the car onto the trailer. 3:30 the next day unloading in Oregon-the trailer was downhill and the car would not roll off the trailer to the point of the winch controlling it-another pain but I managed to rock it and put a board under the tire to keep it from rolling back.
I can't believe what a great deal I got on the storage unit-it's 10x30x12' high for $130@mo. I could not get a unit here for many months but I noticed they were auctioning units and I got on the waiting list. 1 week later I got a unit. Once I get my shop done I won't need the unit. I plan on contracting the construction of my shop-If anyone has interest I will start a thread. |

Your detailing the U-Haul experience brings back painful memories. Once upon a time, a 26 foot U-haul truck with a trailer in tow decided to DIE on me in the middle of a 2000 mile move. It was the dead of winter so the timing wasn't exactly great......
Took the truck to a local heavy truck repair facility and waited, prayed and hoped. Had they not been able to repair it, I would have been forced to unload the truck onto yet another U-haul 26 footer. No telling how long it would have taken U-haul to bring me another truck..... Speaking of all this moving, growing up my father was lucky enough to work for a company that paid for our moves. Dad got transferred a lot so they hired Mayflower to pack us and move us. I can say this, moving with a full service mover like Mayflower is night and day different than going the U-Crap way. They pack your stuff for you, ship it on a truck with AIR BAG suspension so that nothing gets broke. Plus, they know HOW to PROPERLY pack. You simply hop in the benz and meet your properly packed and stored stuff which is waiting at an authorized Mayflower storage facility at the other end. Yes, a full service move is priced up higher but you'll save that in: 1. Lower Blood Pressure 2. Much much lower STRESS 3. Not having to fight traffic while driving a 26 foot truck pulling a trailer full of belongings down the interstate hoping some maniac doesn't cut you off causing an accident. Once you experience a full service move with a company like Mayflower, you will never go back to the U-Move it, U-get-ulcers-and-stress way of moving....... |
OTH, if you are simply moving across town to another house, nothing wrong with using U-haul. But for long distance moves, count me out......

Yes-it will be in back of the home. I'm planning on about 24x40 or so and it will have a small bathroom and guest room + my mancave(overused term-we need a new one-how about "Lounge"). Floor drains are not allowed by code in a residential garage-I went through that with planning in NV-something about fuel leaking into the sanitary sewer and blowing up the street. I might be able to hide one in the floor and break it out later. I am going to spend a lot of time developing my layout. I want a separate room for the compressor and dust collection system + a separate storage area apart from the shop. In Oregon a homeowner may perform all work except for gas system.

Yea Uhaul is expensive, the trucks are not fuel efficient ($200 gas for 550mi) and very slow in the mountains when heavily loaded. And the trip is mountainous except for the last 75mi. But it was still the best option for me and I have control over the move. Nice to have all our stuff here at last. Now if we can just sell our NV property.

So we put the lot on the market since I have to pay taxes/HOA to keep it and no desire to speculate. Got an offer today and made a counter-holding our breath. It will be nice to end our Nevada experiment.
