AAARRRGGH Frozen pipes!

I knew I had to turn on the electric space heater in the garage last night! Unfortunately my tenant called with heat problems and after dealing with him I plumb forgot! Now I woke up and no water! Dang it! Got the heater running now, but it is too late. Probably be dry here all day...

Dang that stinks! I let the faucets drip here last night and that usually does the trick. I have a section of pipe that runs from the new well, through the old well house to the house and there's a part that humps up and back into the ground inside the old well house. This is usually where it freezes for me.

It's 10deg right now...

I came home last night to a "deposit" in the downstairs toilet. Nice. So I went to flush it...and nothing. The line to the toilet was frozen, so after a few minutes with the hairdryer (and turning the heater in the bathroom up another notch) the tank filled up and we have flushing ability again

While a mild pain in the butt it could always be worse.

When I had section 8 housing,one particular dwelling that my wife called chateau a'tete auberginois had burst pipes due to the tenants not reporting to me that the oil burner had stopped the day before,2 basement windows were left open as well,in all probability to dissipate the pot and crack fumes.

same thing happened to me yesterday. went to lowes and invested in a $30 heat gun and $20 of pipe insulation. and now i leave the water dripping.

WHATEVER YOU DO - DO NOT USE ANY OPEN FLAME ON THE PIPES!!! Even steam can build up enough to rupture them and then you have even more problems...stick with a warm-air source and leave the flames out of the fix...unless you're running an insurance scam or you're shooting for a top spot for next year's Darwin Awards!

My pipes froze and broke at 2 am on thursday. Fortunately my basement apartment tenant woke up as it was about ten feet from his bed. He got me up and I turned off the supply to the house right away.

The plumber just left after replacing all the broken lines and replacing a couple of others nearby with the flexible plastic in a way to make them less likely to freeze.

There is that heat "tape" you can get with a built in thermostat. You wrap it down the problem pipe and it just turns on when needed.
