Clearly the PM is not leasing the building you are.

I don't know what to do about that but the next lease should at least be signed by you.

I suspect that legally you are bound the same as if you had signed it since you have gone along with it.

That would lave the tenants just fine. One can change management, ownership and the lease terms stay in effect. It happens often as owners change management, ownership. Its because the lease is really more or less between the tenant and property. Also the management is acting on behalf of the owner, therefore is a representative. Even though the representative may be terminated, it does not terminate the lease.

You can always contact a lawyer to cover you behind.

i'm an "on-site" manager of a 16 unit building, and while i sign the leases, i do so as an "agent" for the owners. if i get fired, or hit by a bus etc., the leases will continue. however, this is california. Georgia's laws may be different.

anyway, he sounds a little shady to me. as a manager, i never want any checks from the tenants made to me, nor do i want to deal with payments to contractors, vendors etc. and the owners don't want me involved either. i get free rent on a one bedroom apt., which is plenty for me, and as a percentage of rents, i guess its about 10%. i appreciate the job, don't like sketchy arrangements, and have actually turned down a potential kickback from a plumbing contractor, because i sleep easier that way. my advice: find somebody else.
