I rent old Victorian homes converted into apartments to hipsters and young professionals. Funky is as attractive as remodeled. Cast iron drain sinks work as well as granite. Every market is different.

Exactly -- a 1920s kitchen may be acceptable in a low- to mid-range apartment in NYC but people in Southern California would just laugh painfully. Though I have to say that I had no problems renting out a unit in San Diego with a "1970s original" kitchen. (Faux-wood cabinets were painted white to make it look a bit more "modern".)

The hotel locks/latch can only be enabled from the inside. No way to lock your self out with them.

Oh, OK, those things.

I thought you were talking about the locks in some hotels that latch whenever you close the door, and you either need to turn the inside latch, or need to turn the outside latch WITH a key (or card) to open the door.

don't forget to allow for vacancy and an occasional conversation with legal council.

I had some solid hipsters in there, but honestly the biggest problem (most voiced complaint by prospective couples) with the 1920s era kitchen im playing with is the counter height. Its amazingly low tile counter. People love it until they get near it and find it to be mid thigh.

I imagine victorian would be even lower?

Im raising the counter and cutting a hole for the original enamel sink and funky piping, should be cool. Updating glass cabinets to identical looking newer glass or plastic. Don't want to take the insurance risk anymore on plate glass front cabinets slashing up tenants

Victorian countertops seem to be approximately the same height as contemporary ones. Maybe short people owned your places previously.

I do see that you have trash/garbage listed which I would recommend that you pay and add it into the rental price. An associate of mine had rented out his house and did not do that, and when he had them removed it took two rolloff dumpsters to empty the garage, exterminators for the pests, and his money to pay municipal tickets. And this was not in the low rent district. Apparently the tenants fell behind on the service and just piled it up in the garage after the service was discontinued for non-payment.

Trash/garbage depends on location, too. A lot of cities and towns roll it into the property taxes.

How clean would NYC be if it relied on individuals to pay their garbage bills in order for trash to be picked up?

It sort of does, since commercial trash pickup isn't covered by taxes, only residential.

This being said, this isn't only NYC, but a lot of towns in NJ as well.

I had a six flat and had to pay the scavenger service as di everyone with greater than a three flat. Where I live now there is no municipal collection, and so was the case of my friend that found out the hard way. As I stated he was renting in a nice area that had no municipal collection and just thought that for eighteen dollars per month who would not pay that, he was wrong.

The garbage on the streets has more to do with architectural mistakes than the pick-up service. Most of Manhattan was built without back alleys, where people in other US cities I know (San Diego, DC) put garbage to be collected. Also, prior to the 80s, a lot of buildings had trash incinerators, so the volume of garbage was much smaller than it is now.
