Our new 'hood requires 3200 square feet (heated and cooled).

We're currently in our 1500 square foot "starter house." But, I have a set of new tires, two ice chests, and a large leaf bag of recyclables (sheltering in place until the county starts up recycling again after the lockdown) sitting in our living room. There's no room in our 20' x 22' garage for that stuff (and two cars). The new house will have storage, storage, storage, and more storage.

Too many houses now are designed to be sold, rather than be designed to actually live in. Real estate agents always tell their clients to rent a u-stor-it shed and hide all of life's normal clutter from prospective buyers.

Have you ever noticed that real estate websites always show pictures of the garage with them being empty? That's because too often cars don't fit in the garages.

Talking Preaching To The Choir

LOL ! .

My Sweet loves to watch HGTV and the houses are all sterile, no book shelves, towels, radios, bed side tables etc., etc. .

I'm under 1,200 S.F. and it's packed but I'm also all done raising a family and looking forward to getting ride of lots of stuff .

My garage is a 1923 'T' Model Ford garage, I've never had even a Motocycle in it... too small .

I can't imagine the effort necessary to clean 3,500 S.F. of domicile .

We are in 1500 sq ft. Just the two of us and several animals. We have an attached 300 sq ft sun room but it is not a living area. We have plenty of room. No interest in a bigger house. As we are remodeling we are cleaning out stuff we no longer use. Just did the kitchen and we have extra space even after we got rid cabinet space. Win win.

My late father spent his last 20 + years living in Bellingham. Wa., on the Western (wet) side .

It was pretty nice all things considered , Bellingham is a college town and that means some interesting problems but over all I always enjoyed my visits there .

The Eastern side of Wa. state is *much* drier and is also nice .

The taxes thing is important ! .

One of my friends is 82 and recently moved to Las Vegas for lower co$t of living across the board, she's enjoying it but having one helluva time finding a Toyota shop ~ the Toyota $tealer there looks at an old woman and begins padding the bill ....

I like to travel and have enjoyed most states I've visited .

Our current house has so much clutter that cleaning is almost impossible. My goal with the new house is to have zero clutter in the living spaces. Hidden clutter is, by definition, no longer clutter.

A lot of the floor space in our next house ends up being low-pitch (~6.5" rise, 11" run) stairs, 30' hallway to the garage, big walk-in closets and a bathroom for each bedroom, and more storage, storage, storage.

The master bedroom will have 41' of clothes racks, plus 6' of shelves, plus 6' of a computer/printer nook/desk. Frau Putzer uses a computer about 30 minutes each month, usually just for printing stuff and filling out her monthly spending on a spreadsheet. So, the 6' computer nook/desk is all she needs for an "office."

There'll be a pantry with a door going out to the driveway, for direct unloading of the vehicles... not lugging stuff 30' up that hall from the garage to the kitchen.

The hallway coming from the front of the house to the kitchen will have three "reach-in pantries" (shelved closets). There's a 5' wide nook in that hall for Frau Putzer's antique but ugly hall tree. That nook could also be converted into reach-in pantry space. Except for the hall tree nook and the laundry room door, all but 4' of that hallway will have doors to closets and reach-in pantries.

There's only two bedrooms on the second floor. There's a foyer of sorts at the top of the stairs and an ~8' hall going to the 2nd bedroom. That hall ended up being 5' wide. So, it will be lined with 1' deep cabinets about 4.5' or 5' high on the interior side and a window on the exterior side. Artwork can go on the wall above the cabinets. The foyer will have built-in bookcases. (Frau Putzer and I are both educated far beyond our intelligence. So, we have a lot of books.)

I like 1' deep cabinets. Almost everything I store has a large horizontal dimension of less than 1'. Getting something out of a low, 2' deep cabinet usually requires getting on my knees, and my knees are too **** up for that to be painless. The garage will have 1' deep cabinets in the corners, out of the way of opening car doors.

I spent a lot of time on ships and ocean going boats in my job. There aren't empty walls on ships or boats, except in passageways (halls). There are doors, windows, shelves (with ropes or bars to hold things in), or cabinets. I've transferred that design philosophy to our next house. An empty wall is evidence of an un-utilized or under-utilized space. Frau Putzer said I'll have to hang my framed Beavis & Butthead posters in the garage.

The pantry with an door to the driveway is on the SW corner of the new house. The sewer hook-up is on the NE corner of the lot. So, the house will sort of be an efficient "turd and piss" factory, with raw materials coming on one corner and finished product going out the diagonal corner.

I have been to every state east of the Mississippi, some good and bad parts in a lot of them. Tennessee is very nice like any area you have to live near a city if you want a job that makes good money. The only benefit is traffic isn't terrible so you can live outside of the city and drive in without to much trouble.


House prices are tied to income, they are cheap for a reason!

That's what manes Tennessee a good retirement state, along with no state income tax or estate tax.

My wife has a two season routine for winter clothes and summer clothes. On the changeover, anything that was not routinely worn for good reason (would you buy this today?) went in to the Goodwill bag.

We used to get a good deduction, now we get nothing, but do it anyway.

Upon coming back from Florida in March we planned to sell the empty nest, and we put a contingent bid on a Toll Brothers place, at full ask. They turned the contingent down. Two weeks later they wanted to accept it, but by then it was, no, not selling the house now.

Hopefully, we can embark on this endeavor again soon.

Low crime (except for Memphis).

Sounds like a state with above average functionality of state government.
