I agree that is an issue.

Pennsylvania is outrageously expensive for people to live in, even if they just buy the necessities. I luive in Michigan and I know people who migrated to PA in hopes of a job, then were stranded. Not enough even for the basics. Plus the climate.

Time to go south- east or west.

After I finish the great enclave/mancave, I may just buy a small house in the same city, sell the big one in the suburbs and buy a condo in GA or FL.

Or maybe take a possible job in AL near Huntsville and move everything there. No more having to wait before I can work on the cars or build the garage, because of the weather, which has really set back my plans this year.
