Landlord question regarding credit reports

For those of you who rent property, who do you use to run a credit report on your prospective tenants?

Two personal references, two work or school references, online Google/FB/LinkedIn search, bank statement if I still feel uncomfortable. No credit report. Judge the person, not a credit number.

The credit check service offered thru mrlandlord.com. I used to rent using only spdrun's method. I now use credit checks also. I wouldn't go without the credit checks anymore. I still judge the person and not the credit report. However you know a lot more about the person with a credit check.

I should have added that any approval to run credit reports requires a visit to your 'office' by an inspector who will check to see that your files are under lock and key and you have a shredder. Cost $40 or $60 for the inspection I think and $10 per credit report.

Why not run the report? If they are deep in hock, they might be more likely to try to skip out on you or "miss" a payment

Federal requirement. They check basic things, place to store reports under lock and key, computer with a password, etc

I use amerusa.net
Our family has been doing rentals for 25 years. We'd never go back to not checking credit reports.

No on-site inspection was necessary. After i get the credit reports on the candidates, I treat it like gold - that is, I protect it with all possible sources.

Think I wrote about this before - I use a strong encryption scheme to keep the report copies locked in a digital safe, so I can access it if need be and still have adequate protection over them.... I recommend you do something similar. It is up to you to protect this data - I believe the law requires it.

These days most applicants we see have had a sketchy credit history - look for instances where they have walked away from financial obligations (even small amounts) - this should give you a cross section of the financial responsibility of the individual.

One more thing - if you turn down the applicant for the reason on a poor Credit report, there are some laws that apply (at least here in CO) - I believe you have to let them know in writing and give them a copy of that report which you used to eliminate them so they can correct it (if they can).
