A big fat 0 here. Says its a car dependent location. I guess a 1/2 mile long drive way is considered too far to walk to check for mail.

Near the center of a decent small town would also give a relatively high rating. I wonder what the exact number is which draws the line between the average person being able to get by without a car. Once you get so old that you can't drive, the number will be important.

"Chinese Information Services" is listed as a restaurant and in reality the address is actually just someone's house, not a inc. address

Either way, I'm 54 but I don't consider this area all too bad to walk in. I could easily live without a car if I needed to.

Grocery store a 1/4 mile away but other than that .... bupkis. Public transportation in this city is non-existent. I really do not care for DFW.

If you want to live near people then great- that's not for everyone. I have to endure living in New York near the city for nearly 5 months a year as part of my job. I have no desire to live like packed in rats. I live in a "decent small" village as it is. When I get old I still will not want to live near people, nor would I assume others would either.

Speaking of small towns, I don't agree with their ratings 100%.
* Small town I used to live in. Had a fairly frequent train to Philly, a decent grocery store, a hardware store, a bunch of restaurants, a college, a library, a large wooded park, and quite a few other merchants all within about 5 min walk from the house where I lived. Rated 77.
* Rental property that we have in NJ. Takes about 10 min to walk to downtown, 10 to walk to the train, and the nearest good grocery store is a good 20-25 min walk away. Rated 78.
* Current neighborhood is rated 99, which I sort of agree with (though the nearest GOOD/reasonably-priced groceries are actually about 10 min walk away -- in some ways, the small town was more convenient).

They should give more weight to "staple" businesses over boutique businesses, I guess - though it would be really hard to write a computer model that automagically differentiates between the two.
