That may be true, but you'd have to live in MI.

Actually, it's not really wasting, it all comes down to location and the income potential of those living there. In Hattie's neck of the woods that's not a lot of money, the cost of living is higher but so are the salaries. In central CT that same money would buy a nice 1800's 3K sq.ft. colonial on 1/4-1/2 acre right now.

that price is a steal what are you guys talking about, last time i looked the avg home price in stamford, 25 min away, was 640k. thats why i dont live there anymore

I just love the nay sayers that have no freakin' idea what they're talking about. I'm sure it will sell if its very competitive with other homes in the area. I have the same size new build house with a finished basement and extra bed /bath for half the price, but its in the middle of nowhere KANSAS. The nearest beach is 500+ miles away.

Most people want new builds, just like how most would rather have a gas and go Honda than maintain an older benz. I think this house looks better than most new builds at this size, too

I see you already cleaned up the spelling. Is the interior not finished yet? My only suggestion is to reshoot the photos getting the entire house in frame and as little of the lack of landscaping as possible. It looks like the facade has some nice detail work to it, so perhaps closer shots to showcase it may attract people.

I plan on reshooting the pictures this week when we get a nice day. The interior isn't sheetrocked yet so its kind of pointless to take pictures of it.

I love the nay sayers too, I'm going to really enjoy their reaction when I get it under contract for damn near full price in a month.

Not for nothing but do you think I'm going to lay our a hundreds of thousands of dollars on a spec house in this market, unless I have total confidence in selling it for the numbers I have in mind?

I bought this lot last fall when things were falling apart, and RE prices took a dive so fast it was scary. All my numbers were figured out with a $299k listing price. But the markets didn't fall apart as much as they seemed like they were at the time. So I can get more.

Of course you are..........because the hundreds of thousands of dollars is not yours.

When you put your own cash on the table.........come back and discuss it again. That's a totally different game that requires much bigger cojones.

His reputation is on the line. Whoever his backers are won't be so willing to support him again, unless its Mommy and Daddy perhaps. Rarely do I see anyone solely backing their own ventures anyway. Most find investors, partners, or banks willing to take a chance. Maybe you have a little more insight into what Hattie is doing, but it seems to me he is risking his reputation and the future of his career.

You've been awfully hard on the poor guy recently. There are other forum members that can't differentiate their family's success and money from their own. It seems Hattie is trying to take his fortunate background and working hard to get to the point when he no longer needs it. Unlike others, who define themselves by it and think they can just live off their successful parents forever.

My father wouldn't be anywhere near the success he is without my grandfathers help, and connections willing to put money on the line for his ventures. I still have a somewhat connected umbilical cord, but don't plan on making it permanent, nor do I think I have any less concept of the value of the dollar because of it. I understand how fortunate I am, don't choose to live a lie that I have anything to do with anyone else's wealth , and plan to become less and less dependent with time. Does that bother you?

Exactly. MI rocks....its a beautiful state. Lots of nature, parks, lakes....nature lovers dream. (which I am)

100k gets you a nice house in a nice neighborhood. 150k gets you a really nice house in a really nice neighborhood. 200k+ gets you a castle in a wealthy neighborhood. 250k+ gets you a big house on a private lake.

People that spend $350k+ for some little cracker box house in a dense area are crazy.

If you really look around here right now you can get a really nice house in a nice area in the 70-80k range.

We also are among the lowest cost of living places in the country. And, we're even considered the most accent-free speaking area. None of that NY/Boston/Jersey or southern stuff. *Flame suit on*

Somehow, I cannot fathom those figures. It would cost considerably more to build that house than the current selling price.

What would an identical house that is brand spanking new sell for in the same neighborhood?
